Buying or Selling in Lloydminster? Start Here.
Lloydminster is the only city in Canada built across a provincial border, and buyers here almost always guess wrong about what that means. It does not change your property tax bill: the City sets one municipal rate and one education rate for the whole city, so a $400,000 home pays the same on either side. It does not change your children's school division or their diploma either, because both divisions operate on both sides of the line and every student graduates on the Saskatchewan curriculum.
What the border does change is what you pay to close. Saskatchewan charges 0.4 per cent of the purchase price to transfer title, where Alberta charges roughly one dollar per thousand. If you are putting less than twenty per cent down, Saskatchewan also adds six per cent PST to your mortgage insurance premium, in cash on closing day, and the Lloydminster PST exemption does not cover insurance. On a $400,000 purchase that is around $1,700 more on the Saskatchewan side. Vehicles carry the same six per cent on the Saskatchewan side, and new builds in Alberta come with warranty coverage required by law. Knowing which costs actually follow the border, and which ones don't, is a large part of my job.

Buying in Lloydminster. Selling your home. Pricing in a border city and an energy-driven economy is not guesswork, but it isn't a formula either. Lloydminster's market moves with the patch, with interest rates, and with the season, and the right list price in March isn't the right list price in November. I'll walk you through the comparables and the reasoning, not just hand you a number.
Acreages and rural property. Water, septic, road access, county versus municipality, and how financing differs on rural land are the questions that decide whether an acreage is a dream or a headache. These deals need someone who knows the local ground.
Relocating for work. If you're coming to Lloydminster for a job in the oil and gas sector, you're likely weighing rent against buying, working around a shift rotation, and making a decision about a city you've spent two days in. That is a common situation here, and I will tell you honestly when buying doesn't make sense yet.
