Lloydminster Neighbourhood Guides

Most neighbourhood pages for Lloydminster are a listing grid with a paragraph of filler on top. These aren't that. Each guide covers what the housing stock is actually like, which schools are nearby, what the area is good at, and — because this is Lloydminster — which province you'd be buying in.

HOW TO TELL WHICH PROVINCE AN ADDRESS IS IN. The Alberta–Saskatchewan border runs through the middle of the city along Highway 17, which is 50 Avenue. The City's own planning documents describe locations this way — the Colonial Park Area Structure Plan places that neighbourhood "immediately east of Highway 17 (50 Avenue)." So: avenues higher than 50 are Alberta. Avenues lower than 50 are Saskatchewan. The postal code confirms it — T9V is Alberta, S9V is Saskatchewan. Lloydminster Hospital at 3820-43 Avenue is Saskatchewan. Lakeland College at 2602-59 Avenue is Alberta.

WHERE THE BORDER MATTERS, AND WHERE IT DOESN'T. Two things people get wrong constantly. Your property tax is set by the City of Lloydminster, not by the province — Lloydminster runs under a single municipal charter covering both sides, so the border doesn't change your tax bill. Your kids' schools don't change either; both Lloydminster Public and Lloydminster Catholic operate schools on both sides of the line. What does change is provincial: income tax, vehicle registration and insurance, sales tax on certain purchases, and the mortgage law governing what a lender can pursue you for after a foreclosure. Alberta and Saskatchewan handle that very differently.

THE NEIGHBOURHOODS. On the Alberta side: Parkview Estates, the city's flagship new build-out backing onto Bud Miller All Seasons Park; Aurora, the newest lots in the city; Lakeside, next to Lakeland College and the top end of the market; College Park, with a K-8 school in the neighbourhood; Southridge, established and next door to the new construction; and Steele Heights, the most affordable entry point on the Alberta side. On the Saskatchewan side: Colonial Park, 524 acres with two elementary schools and four parks; Wallacefield, the widest price range in the city; and Larsen Grove, walking distance to the hospital and the museum campus.
