Parkview Estates, Lloydminster: What It's Actually Like

Province: Alberta. Parkview Estates sits west of 50 Avenue, and its addresses carry T9V postal codes — 6608 39 Street, 3904 63 Avenue, and so on. If you are weighing the border question, here is what it actually changes.

Parkview is the City of Lloydminster's own flagship land development, and it is still being built. The City runs lot sales here directly through its Land Division, with architectural controls governing what goes up. It is not a finished neighbourhood you are moving into — it is one you are moving into partway through.

The single best thing about it

It backs onto Bud Miller All Seasons Park. That is not marketing; the City's own page for the development leads with it. Bud Miller is the city's signature park — trails, playgrounds, green space, the Bioclean Aquatic Centre nearby. If you have kids or a dog or a running habit, living on the edge of it is a genuinely different daily experience than driving to it.

The development itself was planned around that: linear green space, maintained trails, playgrounds, stormwater ponds.

The housing

New construction, with real variety — the City's architectural controls allow a variety of architectural styles and home sizes rather than forcing one look. In practice you will see everything from attached product up through large two-storeys and bungalows.

One piece worth knowing that most people do not: when Council approved the Phase 6 planning amendments in May 2021, the plan included over 200 row-housing units aimed at residents aged 55+. That is a deliberate downsizer component built into a new-family neighbourhood. If you are selling a larger home in Lloydminster and want to stay in the same part of town, that is relevant.

Prices observed in August 2026 ran roughly $285,000 to $730,000 across the active listings, with most of the volume in the middle. That is a wide band because the product genuinely varies — treat it as the shape of the market, not a valuation.

Schools

École St. Thomas Elementary (Lloydminster Catholic, K–7, single-track French Immersion) is at 6601 35 Street. Holy Rosary High School (Lloydminster Catholic, Grades 8–12) is at 6611A 39th Street. Both are right in the Parkview street range.

That French Immersion program is worth calling out — it is single-track, meaning the whole school runs the program, not a stream within an English school. For families who want immersion, that materially narrows where in Lloydminster you would look.

Confirm attendance boundaries with the division before you buy for a specific school. They do change, especially in a neighbourhood that is still adding phases.

Who it suits

Families who want new construction and want the park more than they want mature trees. And, separately, 55+ buyers looking at the row-housing product — this is one of the few places in the city where both of those buyers are being built for on the same land.

What to watch for

You are buying into an active construction zone. That means dust, truck traffic, and unfinished lots next door for a while — and it also means the builder is your competition when you go to sell in three years. Ask what phases are still to come and where. That question changes the answer on price more than anything else in this neighbourhood.

Architectural controls also mean less freedom than you may expect on exterior finishes, fencing and landscaping timelines. Read them before you write an offer, not after.
