Southridge, Lloydminster: Established, and Next Door to the New Stuff

Province: Alberta. Southridge addresses carry T9V postal codes — Southridge Community Church at 5701-41 Street, T9V 2A4; Southridge Play School at 6310-50 Avenue, T9V 2C9. Both sit above the 50 Avenue line. Here is what the province you are in actually changes.

The position is the story

Southridge sits directly beside Parkview Estates, the city's flagship new-build development.

That adjacency is the most useful thing to understand about buying here. You get an established neighbourhood — grown-in trees, finished streets, no construction traffic outside your window — while being a short walk or a two-minute drive from the newest amenities, trails and green space in the city.

For a lot of buyers that is a better trade than being in the new development. You pay less per square foot, you skip the dust and the truck traffic, and you are not the one absorbing the risk that phase 7 gets built next to your fence.

The housing and the prices

Southridge has a genuinely wide spread. Listings observed in August 2026 ranged from around $320,000 to $660,000 — from three-bedroom family homes up to six-bedroom, four-bathroom properties.

The neighbourhood is generally described as mature, with detached homes on generous lots. I will be straight about the limits of that: I could not verify a specific build decade from a primary source. Real-estate sites quote figures for lot sizes and build eras here, but I could not corroborate them, so I am not going to repeat them as fact. What I can tell you is what is actually listing and what is actually selling, and that is a conversation not a webpage.

Schools

Lloydminster's public high school — Lloydminster Comprehensive High School, 5615-42 Street — is in this part of the city, and its street address places it right in the Southridge range.

I want to be careful here, though: proximity is not the same as a confirmed attendance boundary, and the division does not publish a Southridge-specific catchment I could verify. If a specific school matters to your decision, call Lloydminster Public directly. That is the only answer you should act on.

Parks

Rotary Park is confirmed in the Southridge area (T9V 2P6). Anniversary Park is often listed as a Southridge amenity as well, though I could not tie it to the neighbourhood boundary with certainty.

Who it suits

Move-up buyers and established families. The price floor here is meaningfully above the older Alberta-side neighbourhoods, and the housing stock reflects that — this is where people go when the starter home is not working anymore but they do not want to pay new-build pricing or live through a construction phase.

It also suits buyers who want the Parkview lifestyle without the Parkview premium. That is a real strategy and I have watched it work.

What to watch for

You are competing with new construction next door. When you go to sell, a buyer looking at your street is also looking at a brand-new home a few blocks away. That is not a reason to avoid Southridge — it is a reason to buy well and to keep the house current. Kitchens, bathrooms, and shingles matter more here than in a neighbourhood with no new competition.

Ask about the specific street. Southridge covers enough ground that Southridge as a single price range is not very meaningful. The difference between the north edge and the south edge is real. Get an address-specific number before you anchor on anything.
