Lakeside, Lloydminster: The Top End of the Market

Province: Alberta — and this one gets misreported often enough that it is worth being direct about. Lakeside addresses run 1702 59B Avenue, 2009 61 Avenue and similar, with T9V postal codes. Avenues above 50 are Alberta. If you have seen Lakeside described as Saskatchewan-side somewhere, that source is wrong. Here is why the side matters.

What Lakeside is

Southwest Lloydminster, immediately next to Lakeland College's Lloydminster campus at 2602-59 Avenue. It is the most expensive residential area in the city, and the housing reflects that: large, newer, detached, single-family.

It is also still growing. The City adopted an Area Structure Plan for Lakeside (Bylaw 09-2019) on June 24, 2019 — meaning there is a formally planned growth phase here, not just an established pocket. Expect ongoing construction.

The prices, plainly

Active listings observed in August 2026 ran from roughly $505,000 to $1,179,000.

That is worth sitting with, because you will find older articles online quoting Lakeside in the mid-$300s to high-$500s. Those numbers do not match what is actually on the market. If you have been working off a range you read somewhere, refresh it before you set your budget.

At the top of that band you are in a small pool of buyers. Lloydminster is a city of roughly 30,000 people across both sides — there is not a deep market for million-dollar homes here. That cuts both ways: less competition when you are buying, fewer buyers when you are selling. It is the single most important thing to understand about this neighbourhood.

Schools

I am going to be straight with you: I could not verify which K–12 school's attendance area covers Lakeside, and I am not going to guess.

You will see other sites list Lakeland College as the neighbourhood school. Lakeland is a post-secondary institution — that is a copy-paste error someone made and everyone else repeated. If you have school-age kids and Lakeside is on your list, call Lloydminster Public and Lloydminster Catholic and ask them directly. It takes ten minutes and it is the only reliable answer.

Parks and amenities

Bud Miller All Seasons Park and the Bioclean Aquatic Centre (2902-59 Avenue) are both on the Alberta side and both in this part of the city. I would describe them as nearby rather than walking-distance-from-every-Lakeside-address, because that depends entirely on which street you are on.

The Lakeland College campus next door brings its own conveniences — and its own traffic and rental demand, which some buyers like and some do not.

Who it suits

Move-up buyers and executive relocations. If you are being transferred into Lloydminster on a company package and you are used to a certain size of house, this is where your agent will bring you first.

It is not a first-time-buyer neighbourhood, and nobody should pretend otherwise. If your budget is under $400,000, look at Steele Heights or the lower end of Wallacefield instead.

What to watch for

Resale liquidity at the top. A $1.1M home in Lloydminster is not the same asset as a $1.1M home in Edmonton. Ask how long the comparable sales sat on the market before they sold, and ask what the last three actually closed at versus what they listed at. If you are a patch worker whose job could move you, that question is not academic.

Ongoing development. The 2019 area structure plan means more building. Find out what is planned adjacent to any lot you are serious about.
