Steele Heights, Lloydminster: The Affordable Alberta Side

Province: Alberta. This one is confirmed across a lot of addresses — 5204-32 Street (T9V 1G2), 5513-37 Street (T9V 1J4), 3404-55 Avenue, 5617-27 Street. All T9V, all above the 50 Avenue border line. Here is what that means in practice.

Why people buy here

Price. Steele Heights is where the Alberta side of Lloydminster is genuinely affordable.

Listings observed in August 2026 ran from about $139,900 — a two-bedroom, one-bath condo — up to around $410,000 for a four-bedroom detached home. That bottom end does not exist in most of the newer neighbourhoods, and for a first-time buyer or someone rebuilding after a downturn, it is the difference between owning and renting.

The trade for that price is age. This is older housing stock — bungalows and bi-levels, a mix of finished and unfinished basements. Some of it has been kept beautifully. Some of it has not. In a neighbourhood like this, the individual house matters far more than the neighbourhood average, and a home inspection is not optional.

Bigger lots than you will get new

The compensation for older housing is land. Lots here are generally more generous than in current new-build subdivisions, where land costs push frontages narrower every year.

If you want a garage you can actually work in, a yard for a dog, room for a camper or a work truck — this is the part of Lloydminster where that is still attainable at a normal price. For patch workers with equipment to park, that is not a small thing.

Schools

St. Joseph's Elementary School (Lloydminster Catholic School Division, Kindergarten Plus+ through Grade 7) is at 5706-27 Street — squarely inside the Steele Heights street range.

The division does not publish a Steele Heights-specific attendance boundary I could verify, so treat this as the nearest Catholic elementary rather than a guaranteed catchment. Confirm with the division before you buy on the strength of a school.

Parks and the neighbourhood feel

Robertson Park at 5105-34th Street is in the Steele Heights range and confirmed. Other parks get named for this neighbourhood on various sites — I could not verify their boundaries, so I will leave them off rather than pad the page.

A Lloydminster oddity, illustrated

Here is something that tells you a lot about buying in this city. 4th Meridian Brewing sits at 2626-50 Avenue — right on the border road itself. One national directory lists it in Alberta. Another lists the identical address in Saskatchewan.

That is not sloppiness by one company; it is what happens when a single street is the provincial line and third-party data companies have to pick one. The brewery's name is a pun on exactly this.

The practical lesson: on anything near 50 Avenue, do not trust a listing portal's province field. Check the postal code. T9V is Alberta, S9V is Saskatchewan. It affects your income tax, your vehicle registration, your insurance, and your mortgage's foreclosure protections. It is worth thirty seconds.

Who it suits

First-time buyers. Value buyers. Anyone who would rather have land and a renovation project than a smaller new house. Investors looking at the condo end of the range.

It is also a sensible landing spot if you are new to Lloydminster and not sure yet whether you are staying — buying at the bottom of the market is a lot easier to unwind than buying at the top of it.

What to watch for

The house, not the neighbourhood. With stock this age, condition varies enormously street to street and door to door. Furnace, hot water tank, shingles, windows, electrical panel, and the grade around the foundation — those five things will tell you most of what you need to know, and I will walk them with you.

Condo fees and reserve funds at the lower price points. A cheap condo with a thin reserve fund is not cheap. Read the documents.
