College Park, Lloydminster: School in the Neighbourhood, Border Down the Street

Province: Alberta — despite how close it is to the line, and despite the confusion you will find online.

The clearest proof comes from the Lloydminster Public School Division itself, which lists College Park School at 2115-56 Avenue, Lloydminster, AB T9V 2W2. Fifty-sixth Avenue is six blocks west of the border at 50 Avenue, and T9V is an Alberta postal code.

You will find a social media page listing College Park School as Lloydminster SK. That is a self-entered location field, not an authoritative record. The school division's own site wins. Here is what the border actually changes, and what it does not.

The main draw: the school is in the neighbourhood

College Park School — Lloydminster Public School Division, Kindergarten through Grade 8 — is at the heart of the area.

A K–8 in the neighbourhood is a bigger deal than it sounds. It means one school run, not two, for nine straight years. It means your Grade 3 and your Grade 7 walk out the same door. In a city where a lot of families are managing shift work and rotations, removing an entire second drop-off from the morning is worth real money.

As always: confirm the attendance boundary with the division before you buy for a specific school. Boundaries move.

One of the few genuinely bi-provincial school divisions in Canada

Something worth understanding if you are new to Lloydminster: Lloydminster Public School Division operates schools on both sides of the provincial border under one division. Queen Elizabeth School at 5512-51 Avenue is Alberta. Winston Churchill School at 4402-27 Street is Saskatchewan. Same division.

This is why the question of which side to buy on for schools has a simpler answer than most people expect — the border is not the dividing line for schooling that people assume it is. Ask me about it; it is one of the more misunderstood things about buying here.

Location and amenities

College Park sits in the central-west part of the city, near the border. The Servus Sports Centre (1627-51 Avenue) is the major recreation facility in this part of town. Bud Miller All Seasons Park is in the same general area.

A few widely-repeated claims about this neighbourhood — a College Park pond, a specific skate park — I could not confirm from a primary source, so I am not going to state them as fact. Ask me and I will tell you what is actually there.

The housing and the prices

Here I would rather be honest than complete: I do not have verified current price data for College Park at time of writing.

You will find a figure floating around online — roughly mid-$200,000s to low-$700,000s — but I could not corroborate it against live listings, and a range that wide is not useful to you anyway.

What I can tell you is that a neighbourhood built around a K–8 school, in an established central part of the city, generally carries family-sized housing at mid-market pricing. If you want the real number on a specific street this week, call me — that takes me five minutes.

Who it suits

Families with elementary and middle-school-aged children, full stop. That is what this neighbourhood is organized around and it is what it does well.

It is also a sensible option if you work on the Saskatchewan side — the hospital, the Weaver Park area — and want to live in Alberta. You are a few minutes drive from either.

What to watch for

Verify before you assume, on two things. First, the attendance boundary — being near the school and being in the catchment are not the same thing, and people find this out too late. Second, the province — if you are relying on a listing portal rather than the actual address and postal code, check it yourself. Portals get Lloydminster wrong regularly.
