Colonial Park, Lloydminster: 524 Acres, Two Schools, Four Parks

Province: Saskatchewan — and this is the one neighbourhood in Lloydminster where you do not have to take anyone's word for it. The City of Lloydminster's own Area Structure Plan states it directly: Colonial Park is situated on the Saskatchewan side of Lloydminster, immediately east of Highway 17 (50 Avenue).

That single sentence also gives you the rule for the whole city: 50 Avenue is Highway 17 is the border. East of it, Saskatchewan. West of it, Alberta. Here is what that actually changes for a buyer.

The boundaries, from the City's own plan

Colonial Park covers roughly 212 hectares — about 524 acres. Its edges:

• North: 36 Street, bordering Larsen Grove
• South: 25 Street, bordering Wallacefield
• West: 50 Avenue / Highway 17, across from Steele Heights on the Alberta side
• East: 40 Avenue, with Wigfield Industrial beyond
• Southeast: the city boundary and the RM of Wilton No. 472

That western edge is worth noticing. Colonial Park and Steele Heights face each other across the provincial line. Two neighbourhoods, one road apart, different provinces — and the homes on either side are governed by different mortgage law if things ever go wrong. That is not a hypothetical curiosity; it is a real difference in what a lender can pursue you for.

What is actually built here

The City's plan sets low-density residential at 53.5% of developable land and medium-density (multifamily) at 5.1%, with the multifamily concentrated near commercial nodes and arterial roads.

Translated: this is overwhelmingly a single-family neighbourhood, with townhome and apartment pockets placed deliberately along the busier edges rather than scattered through the quiet streets. If you want a detached home on a quiet street, that land-use split is good news.

Colonial Park is also part established and part still growing — the plan lays out nine development phases. So depending which street you are on, you are either in a settled area or on the edge of one that is still filling in.

Schools — two divisions, both inside the neighbourhood

This is unusual and genuinely valuable:

• Winston Churchill School — Lloydminster Public School Division, Pre-K through Grade 5, at 4402-27 Street
• Father Gorman Community School — Lloydminster Catholic School Division, at 3112-47 Avenue

Both are inside the plan area. Most Lloydminster neighbourhoods give you one division's school nearby and a drive for the other. Colonial Park gives families a real choice without moving.

Confirm current attendance boundaries with the divisions before you buy — they change, particularly in a neighbourhood with phases still to come.

Parks

Four named parks in the plan area — Jaycee Park, Lakewood Park, Turvey Park, and Colonial Park itself — plus Jaycee Lake, which functions as both a stormwater facility and a recreation feature.

Four parks across 524 acres is a good ratio, and because they are in the City's structure plan rather than a developer's brochure, they are not going anywhere.

Who it suits

Families, clearly — two schools and four parks inside one neighbourhood is about as family-oriented as Lloydminster gets. The medium-density pockets near the commercial nodes also work for downsizers and first-time buyers who want to stay in a family area without a full yard.

What to watch for

I do not have verified current price data for Colonial Park. You will find figures online in the $200,000s for older stock and mid-$300,000s to low-$500,000s for newer builds. I could not corroborate those against live listings, so I will not publish them as fact. Call me for a real number on a real street.

Which phase you are in. In a nine-phase plan, what is going up beside you already exists on a map at City Hall. Before you write an offer, know what is planned adjacent. I will look it up.

The east edge. Wigfield Industrial sits on the other side of 40 Avenue. That is fine, and it is why some of these homes are priced the way they are — but you should know it is there before you fall in love with a backyard.
